Royal Victoria Infirmary & Freeman Hospital, Newcastle

This project consists of the design, financing, construction and operation of new and refurbished facilities at the sites. Our contract, currently in the final stages of mobilisation, is to deliver hard Facilities Management services to the Royal Victoria Infirmary and the Freeman Hospital in Newcastle, a total serviced area of c. 105,000 sq m.

Healthcare Support (Newcastle) Ltd is a joint venture company formed to manage the PFI project. Interserve has been contracted by HSN to deliver ‘the services’ on behalf of Newcastle Hospitals Foundation Trust to the two facilities. We provide the Trust with a 24-hour helpdesk and have also extended the previously limited out-of-hours service, which will improve their customers’ perception.

The basis of the contract is to transfer fair and reasonable risk to Interserve for the maintenance and some lifecycle of the building. Risk has been transferred, for instance, for damage and equipment failure up the value of £1000 per item, where we are responsible for maintaining at the highest standard.

Our service delivery is designed to meet and exceed the Trust’s and HSN’s expectations in regard to quality and service standards. We have developed IT systems, policies and procedures, and recruited a new team ready for the handover. These include a robust performance monitoring system, documentation in compliance with ISO9001.

We are also helping improve the client’s stakeholder value in areas such as efficiency, energy efficiency, and performance in service delivery. In order to reduce costs, when contacting Interserve staff, we engaged the Trust to provide the telephone system for the helpdesk and craftspeople.

The modern hospitals will be delivered in 9 construction phases including the completed Freeman Multi-Storey Car Park; RVI Service Duct; Freeman Renal & Cancer Centre; RVI Adult & Children's Block; Clinical Services Block; and External Works.

Working closely with the client, further opportunities have been identified for growth through life cycle work, implementation of more efficient working practices and Reliability Centred Maintenance. Negotiations are ongoing for very substantial project works.
